‘The proposal seeks to create several new, varying sized units, with a view to attracting a range of established and start-up businesses to the area.
‘The proposed buildings and site will create a new trade park allowing multiple businesses of varying size and nature of work to operate within the site.’
There is provision for 78 parking spaces on the 2.63-acre site.

Hide AdNorthumberland Estates has also submitted a separate application seeking full planning permission for the construction of 10 office units in two phases on the nearby Cawledge Business Park.
It has lodged a full planning application for three office units on land south of Linnet Court and is also seeking outline planning permission with all matters reserved for a further seven office units.
A planning report states: ‘The design concept of the proposed development is to follow the general design philosophy of the existing established office units currently located on Linnet Court, and taylor them internally to provide modern individual self-contained spaces for small – medium start up/established businesses looking to relocate.’
A final decision on both applications will be made by Northumberland County Council.
