Bid for 70 homes in north Northumberland village

Planning permission is being sought for scores of new homes in a Northumberland village.

Persimmon Homes (North East) wants to build 70 houses on land east of Guyzance Avenue in Togston and has submitted a full application to Northumberland County Council.

This would consist of 57 three-bedroom dwellings and 13 four-bedroom properties. It is proposed that four of the three-bed homes would be for social rent and seven for sale at discount market value.

An access road would be created into the development, on the south side of Togston Road, using the existing access to the sewage works. Parking would be provided on site for 155 cars.

There would also be pedestrian and cycle links into Guyzance Avenue and the existing informal footpath network to the south of the site.

A planning statement submitted with the scheme concludes: ‘This new development will seek to deliver a policy-compliant scheme of new dwellings which builds upon the positive development which has already taken place in Togston across the years.’

But Togston Parish Council is among those to have raised concerns so far, highlighting the lack of bungalows, flooding, extra traffic and additional pressure on the village school and doctors’ surgery.

A resident of Guyzance Avenue, who is among several to have submitted an objection, added that the site ‘is an area full of wildlife that we who live beside it enjoy, not just an ordinary field’ and that ‘it is totally unnecessary for anymore housing’.

In its statement of community involvement, Persimmon says that it has taken into account views given during a public consultation and that they have had an impact on the scheme where possible.

This latest proposal would continue the expansion of the village eastwards following the development of 31 homes, 26 of which were affordable, on the northern side of Togston Road, known as North End Close.

In nearby Hadston, construction on the 90-home third phase of Park View is ongoing, following its approval two years ago, while outline plans for 65 properties on Hadston Industrial Estate were lodged in May 2017.
