PROPOSALS for a new food store in a Northumberland village have been made official.
Enviro Property Partners has been examining the site of the former Pegswood Ex sports and social club on Main Street for some time and it has now submitted a planning application.
The site also includes the car parking areas associated with the club – the building closed to the public at the end of July.
The new 370 sq m retail unit would have a net sales area of 278 sq m, with the remaining 92 sq m designated as office and storage space.
Alterations would be made to the access arrangements from Main Street to create a two-way access road suitable for customers coming to park and delivery vehicles.
A total of 15 standard car parking spaces would be provided, along with two spaces for disabled drivers and a single ‘family parking’ bay.
And the store itself would be slightly set back from the road frontage to create a patio/entrance area, which will also incorporate the proposed cycle parking zone.
The design and access statement, prepared by application agent Signet Planning, says: “While the site exhibits a variety of constraints, its central location within Pegswood provides an opportunity to deliver an exciting new scheme for the village and creates a series of opportunities.
“It is therefore considered that the proposed development would re-develop a central, previously-developed site in the village with a high-quality design retail store and increase the range and choice of goods on offer to a local catchment area.
“It would also improve the access arrangements from Main Street and create an opportunity to deliver a variety of land uses on adjoining sites to the wider economic, social and environmental benefit of the village.
“The proposed retail store is a single-storey building with a pitched roof. The remainder of the application site will be laid out as a surface-level car park, access road and service yard.
“The store frontage will incorporate a large glazed area, which will also extend part of the way along the eastern elevation and include an ATM.
“To the immediate north of the application site is an existing synthetic sports pitch, which is proposed to be relocated in the long term to the Welfare Park in the south east of the village.
“This area does not form part of this application, it will continue to be accessible following the proposed development and its relocation will be dealt with in subsequent application(s).
“To the immediate east of the application site is the existing Pegswood & District Social Club, which will remain in situ and does not form part of the application proposal.
“Also to the east is a Grade II listed building. Its proximity is not such that it affects the overall suitability of the application site for the proposed development.”
The design includes areas of low-level shrub planting to soften the appearance of the completed development.
